Comparables of homes recently sold, similar to yours
Condition of home compared to others that recently sold.
Appraisers are supposed to be honest, but they will rarely appraise a home for less than 1-2% of purchase price.
Problem is when home cannot appraise for value of purchase price, by at least 5-10%. This means you need to make up the difference in down payment.
With prices having risen so much in 2021-2023 period, many buyers are surprised that some homes do not appraise as high as rising prices.
With more buyers than sellers, whoever offers more gets the deal, but if you overpay, you may not get a high enough appraisal.
